
Overview
Renovation and turnkey is the work we do inside real constraints. The building is usually occupied, the production line is usually running, and the handover date usually can't move. We refurbish finishes, retrofit MEP systems, extend structures and tie new work into old. Most of the difficulty isn't the building itself. It's doing it metres from live operations without shutting anything down. So we phase the work around your schedule and keep the dust, noise and shutdown windows under control. At Milita 3 we joined a new pre-engineered steel expansion onto the original concrete factory, worked out the foundations and connections, and ran the MEP through it all while the factory kept producing.
We run our own crews and plant, so we control the sequencing, the workmanship and the site discipline ourselves. That matters most when you're working next to people and machines that can't stop. Our own QA/QC checks every trade as it goes in, and our HSE rules cover your staff as well as ours. When a turnkey scope finishes, it's inspected, snagged and handed over ready to use. We've done that on villas, the R1 development, sports halls and the FOX9 camp.

How we deliver it
We start by surveying what's already there and mapping how you use the place, then build a phasing plan that keeps you running. New work gets engineered to meet the old before anyone mobilises: foundations, the connections between new steel and existing concrete, and MEP tie-ins all worked out on paper first. Our own crews do the structural, finishing and MEP work under in-house QA/QC and strict HSE, with shutdown windows agreed with you and kept short. Everything gets snagged, tested and commissioned, and we hand over on the date we agreed so you can occupy and operate straight away.
How we deliver
Condition survey & phasing plan
We survey the existing structure and systems, map your operational constraints, and sequence the works so production and occupancy carry on safely throughout.
Engineering the interface
New work is engineered to meet old: foundations, structural connections between new steel and existing concrete, and MEP tie-ins all coordinated before crews mobilise.
Self-performed execution
Our own crews do the structural, finishing and MEP work under in-house QA/QC and strict HSE, with dust, noise and shutdown windows managed around live operations.
Snag, commission & hand over
Every space is inspected and snagged, systems are tested and commissioned, and the facility is handed over complete and ready to occupy and operate from day one.
