
Overview
With design-build, the design, the engineering, the procurement and the construction all sit under one contract with one team you can hold responsible. We've got an in-house engineering consultancy behind us, with 35+ years of architectural and structural design work in both concrete and steel. That means we can take a job from the feasibility study, the BOQ and the tender documents straight through to a finished building. Because the design and the build overlap instead of running one after the other, the programme gets shorter. And most of the change orders that turn up on a normal design-bid-build job never happen, because the people designing it are the people building it.
We self-perform the work. The same crews that pour our concrete, erect our steel and run our MEP scopes are the ones building what our engineers drew. Our own QA/QC team checks every stage against the drawings, and we've got HSE supervision on site from the first day. On a job like Nasita we carried the whole thing ourselves, from the first design through to the last pour, with one point of contact the client could call.

How we deliver it
We plan the job before we break ground. Feasibility and concept design come first, then we fix the scope and the quantities so everyone knows what they're building. Our engineers develop the structural and architectural design and do the value engineering while the drawings can still change cheaply. We order long-lead materials against the design as it firms up, and put our own crews on the early work packages while the later ones are still being detailed. Because the crews are ours, we control the pace and the coordination between trades rather than chasing subcontractors. QA/QC checks each stage against the drawings as we go, and we close out with as-builts, testing and a handover on the date we gave you.
