Overview
This is the work of putting up a building people actually use every day. Head offices, retail and mixed-use blocks, and warehouses. We start with the structure and the envelope, then move into the facade, the interiors and the common-area finishes. On a logistics job the building has to earn its keep, so we fit it for climate-controlled storage, loading docks and material-handling gear and set it up around the way stock will move through it. We've done exactly that on Reebok's distribution facility and the Nasita warehouse complex.
We run these jobs with our own crews and our own plant, so we set the pace and we own the quality. Our QA/QC people check the work as it goes in, not after. Safety is run in-house to a strict standard because a busy site with dock traffic and steel overhead gives you no room to be casual about it. When we hand over, the client gets a building that's ready to occupy and the paperwork to prove every system was tested. On Vodafone Square we took a landmark brand structure from design in one week to a finished build in three, and it's the same discipline whether the programme is that tight or a normal office fit.

How we deliver it
We plan the job before we break ground: the build sequence, the crews, and where every other trade fits in the programme. Because the structure, the finishes and the site management are our own people, we're not waiting on subcontractors to show up, and coordination between trades happens in one office instead of across three. On a logistics build we bring the dock equipment and material-handling supplier in early so the racking and the flow are designed together, not bolted on at the end. Our QA/QC team inspects and signs off as the work goes in, systems are tested and commissioned before handover, and we close the snags against our own records so the building is ready to run the day we leave.
How we deliver
Brief & functional design
We fit the building to how it will be used: workspace layouts, storage throughput, how many docks, the brand look. Then we lock a design and construction programme, and tighten it when the date won't move.
Structure & envelope
Our own crews put in the foundations, the frame and the envelope, in concrete or steel. We sequence the facade to get the building weather-tight early so the interior trades can start.
Fit-out & systems
Interiors, common-area finishes and building services go in under our own QA/QC. On a logistics building that's also where the climate control, dock equipment and material-handling get coordinated.
Commissioning & handover
We test and commission the systems, close the snags against our QA/QC records, and hand the building over with the documentation ready so you can occupy and operate straight away.
